RESIDENTIAL LOT DEVELOPMENT LOANS
Hudson provides non-recourse land acquisition & development (A&D) and finished lot loans to residential builders and lot developers.
LENDING CRITERIA
We recognize that every deal is different and often require a tailored solution. However, most transactions share these characteristics.
MARKET
Most lot development projects will be a “For-Sale” community located within a Top 20 New Home market that exhibits affordability, sustained employment growth and substantial in-migration.
ADVANCE RATE
LTV/LTC up to 75% depending upon the specific characteristics of the project and the capital needs of the borrower.
STATUS
Projects are fully approved and permitted (or “permit ready”) with 100% of the lots committed to a national builder or a well-capitalized regional builder with demonstrated operational excellence (typically 50 to 150 lots).
LOAN SIZE
A&D loans typically range from $2M to $15M.
